Condo Kitchen Remodeling in Boston
A large share of the kitchens we remodel in Boston are inside condominiums — brownstones split into flats in the Back Bay and South End, triple-deckers in Dorchester and Jamaica Plain, and brick buildings in Brighton and Allston. Every one of them comes with a second client: the association.
We prepare the paperwork boards ask for, follow the building’s rules on work hours and deliveries, and keep the neighbors on our side for the whole job.

What Boston Condo Associations Usually Ask For
Every building is different, but most Boston associations want the same documents before a kitchen remodel starts. We put together the package and submit it with you so you aren’t chasing paperwork.
- A written scope of work and floor plan
- A certificate of insurance naming the association and management company
- Copies of the building permit and contractor registration
- A schedule showing loud-work days and delivery times
- A plan for protecting elevators, hallways and stairs
- Proof that plumbing and electrical work is done by licensed trades

Brownstones, Triple-Deckers and Brick Buildings
In a Back Bay or South End brownstone condo, the challenges are narrow stairs, no exterior wall near the range, and plaster ceilings shared with the unit above. In a triple-decker condo, the plumbing stack and the back porch are usually shared, so shutoffs are scheduled with the neighbors. In Brighton’s larger brick buildings, it is about the elevator schedule and the property manager’s rules.
Across all three, we plan sound and water protection carefully. Any leak during a condo remodel can damage the unit below, so we test new plumbing before closing walls and leave access panels where the board requires them.
Boston Neighborhoods Where We Remodel Condo Kitchens
We work in condo buildings throughout the city, including the Back Bay, South End, Beacon Hill, Fenway, Jamaica Plain, Dorchester, South Boston, Charlestown, Brighton and East Boston. We also remodel condo kitchens in Cambridge, Somerville and Brookline.

What Condo Kitchens Cost in Boston Neighborhoods
Condo kitchen budgets vary with the building more than the neighborhood, but there are patterns. Back Bay and Beacon Hill brownstone condos tend toward the high end because of access, plaster work and high-end finishes. South End and Jamaica Plain units usually fall in the middle. Brighton, Dorchester and East Boston condos are often value-focused updates within the existing layout.
For planning: a same-layout condo refresh is typically $12,000–$20,000; a full condo remodel $20,000–$37,000; and a luxury condo remodel with custom cabinetry and stone $37,000–$64,000 or more.
Plumbing and Electrical Limits in Condos
In a condo, you often own the space inside your walls but not the walls or the pipes running through them. Moving a sink means extending a drain, which needs slope and a vent; in a building with concrete floors or shared stacks, that limits how far it can move. Electrical changes may require upgrading the unit’s feed from the building panel. We check these limits during the first visit, before you fall in love with a layout that can’t be built.

Noise, Dust and Neighbors
Condo remodels succeed or fail on neighbor relations. We give the management company and neighbors advance notice of loud work, keep demolition within allowed hours, use dust containment with negative air in shared buildings, and clean hallways daily. When water must be shut off for a shared line, the shutoff is scheduled and announced.
Selling vs. Living: How to Plan a Condo Kitchen
If you plan to sell within a few years, focus on what buyers notice: light, counter space, clean finishes and good appliances. If you are staying, design for how you cook — storage, a good range and ventilation, a comfortable place to eat. Either way, durable materials such as quartz and plywood cabinets protect the investment.

A Typical Boston Condo Kitchen Project, Start to Finish
It also helps to talk to your neighbors early. A short note explaining the schedule, the loud-work days and a phone number to call if anything goes wrong prevents most complaints before they start.
Budgeting for a condo is slightly different from a house. Association requirements — sound underlayment, specific insurance coverage, elevator fees or refundable damage deposits — add costs that don’t appear in a single-family project. We list each of these separately in the estimate so there are no surprises when the management company sends its paperwork.
A typical condo project begins with a visit to the unit, where we measure, look at the electrical feed and plumbing access, and read the building’s rules with you. Within a week or two you receive layout options and a written estimate. Once you choose a design, we prepare the association package — scope, drawings, insurance certificate, schedule — and submit it with the permit application.
Approval usually takes two to four weeks, during which cabinets and appliances are ordered. When construction starts, we protect the common areas, reserve the elevator if needed, and begin demolition within the allowed hours. Rough plumbing and electrical follow, then inspections, walls, flooring with the required sound underlayment, cabinets and counters.
Most condo kitchens are finished in six to ten weeks of construction. At the end, we close out the permits, give the association any documents it requires, and walk through the finished kitchen with you. Throughout, neighbors and the management company receive notice of loud work and any water shutoffs.
